Three caveats which is applicable in any real estate transactions: 1) Seller should have a good idea of what the property value is. And recognize that a sale of this type tends toward the lower end of the range. This should be expected as everyone is in business to make a profit. 2) Even though there were verbal promises of cash purchase and no additional potential cost to seller, the offering contract did contained clauses that included property survey and pro rated property taxes. It just means that all commercial agreement has effect only when it is in writing. Verbal agreement carries no weight. So if it up to the seller to push back if needed. 3) As a follow up to the second point, the sale was actually completed with the participation of a lender. That did not impact the sale, but it did delay the closing for a day. I did not demand an earnest money contract prior to the closing as I was not in a hurry to sell the property. Overall, Community saved me a lot of trouble if I were to sell the property myself. The time and expense to advertise, wait for a buyer lender or to do an owner finance was not worth any potential increase in sales price.
